CORE Resources is a preferred developer with Advance Auto Parts. We have held this position for over ten years and have completed more than one hundred stores for them in Ohio, Indiana, Kentucky, Missouri, Tennessee, and Texas.
Our involvement in developing and building a new location starts at the very beginning. Our staff will complete a market analysis to identify the key opportunities within a geographical area where our client would want to locate. Potential sites are selected and shown to Advance Auto Parts’ Real Estate Representatives. Upon consultation, CORE Resources then acquires the property.
Prior to closing, all appropriate due diligence is completed including land title search, land survey, environmental site assessment, geotechnical investigations, utility availability and zoning and building codes reviews. In several challenging areas, zoning issues and rezoning cases have been fought and won on behalf of Advance Auto Parts to ensure a site may be developed exactly where the client wants it. The leases are negotiated and architects and engineers hired to produce the permit and construction drawings. Our development staff coordinates and schedules this work through building permits.
The construction phase is completed by CORE’s in-house construction team. Essentially, the project and field managers are building Advance Auto Stores for CORE Resources. They are trained to think as the Owner of the project and complete the work on time, within budget and to the higher standard of quality that we demand.
