In 1990, brothers Paul and Dave Kitzmiller set out to form a different type of construction and development company. They recognized early in their careers that the way
projects were managed truly determined the successful outcome of the work. They felt the traditional process was broken and that a high measure of sophistication and professionalism would prove to be a value to both the client as well as the company itself. This belief created the basis for CORE’s distinct mission and their passionate approach to business.
The traditional process of building a facility had become awkward and inefficient, requiring many more project stakeholders and participants than was really necessary:
- The owner would hire a broker to find land
- Once land was found, the owner hired an Architect
- The architect delivered construction documents to meet owner’s budget and schedule
- Competitive bids were requested from general contractors
- General Contractors would build projects based only on the construction documents
With multiple service providers sometimes working adversarially to protect their own interests, this process often led to blown budgets, missed timelines and dissatisfied owners.
CORE’S vision to quarterback the entire project – start to finish – is much more streamlined and efficient. CORE uses highly-experienced team members with specific expertise in brokerage, development, design and construction management to ensure an effective process that meets the owner’s budget, schedule and expectations.
A Look Back
Soon after the company’s inception, the Kitzmillers pursued development activities to accumulate an asset base. They captured preferred development relationships with Blockbuster Video, Hollywood Video, Bob Sumerel Tire, Valvoline Oil Company, Tire Discounters and Advance Auto.
Since then, CORE has applied its vision and mission to form and grow notable relationships locally, regionally and nationally across 20 states (see Where We've Been). They include Boca Restaurant Group, Jeff Ruby Culinary Entertainment, Beacon Orthopaedics, 3CDC, Urban Active, CASTO, 4EG, LoMar Automotive Group, Jeffrey R.
